Summer houses and garden annexes
We build from the ground up. Slab, frame, roof, facade and a finished interior you can move into.
Interior finishing
Tiling, plastering, parquet and wood panelling. The finish is where a build is won or lost — and it is what you look at every day.
Kitchens and fitting
We strip out the old, run power and water to where they belong, and fit the new so the doors hang straight.
Roofs and terraces
Decking that has rotted, joists that have given way, roofs where water sits. We strip back to the base and rebuild.
Saunas
A sauna built on site to your measurements, with panelling that takes the heat and benches that hold up to use.

A terrace that was about to give way
The decking had rotted down to the joists and water was sitting against the sheet metal. We stripped it back to the base, replaced the bearers, re-sealed it and laid new decking. The view was the only thing we kept.

The state pays part of the labour
When you renovate, rebuild or extend, you can deduct 30% of the labour cost from your tax. We take it off the invoice directly and handle the application to the Swedish Tax Agency — you neither front the money nor fill in any forms.
The levels are set by the Swedish Tax Agency and can change — check with them if some time has passed since you read this.

We clean up after ourselves
The site is left clean and cleared. It ought to go without saying, and in this trade it unfortunately does not.
What people usually ask
What does a renovation cost?
We give a fixed price after a site visit — it depends on the area, how much has to come out and the materials you choose. The site visit and the quote cost nothing. For work charged as it goes, the hourly rate is SEK 460 excluding VAT, SEK 575 including.
How long does a kitchen replacement take?
A normal kitchen replacement in a house takes two to three weeks from strip-out to finished, provided the electrics and plumbing do not need rerouting from scratch. We always tell you the timeframe we expect before we start.
Does the ROT deduction apply?
Yes. The ROT deduction is 30% of the labour cost, up to SEK 50,000 per person per year, and applies to renovation, rebuilding and extension of a home you own. We take it off the invoice directly and handle the application to the Swedish Tax Agency, so you neither front the money nor fill in any forms.
Which areas do you work in?
The city of Stockholm and Greater Stockholm. We come out for a site visit anywhere in that area at no charge.
Do you have F-tax registration and insurance?
Yes. Vlade & Co Bygg och Renovering AB is a registered Swedish limited company, approved for F-tax and covered by liability insurance. The details are in the footer.
How soon can you start?
Call and we will tell you how it looks right now. Smaller jobs can often start within a couple of weeks. Larger projects such as a new summer house need more notice.
Do you build garden annexes from scratch?
Yes, from the slab and foundation through frame, roof, facade and finished interior. We take on the whole build, not just parts of it.
What languages do you speak?
Swedish, English and Ukrainian.
